An Award Thing & The House

First order of busines:

We got a call yesterday from our mortgage broker that we are clear to close as soon as we get the (positive) report back from the waterproofing inspector (required by FHA appraiser).

About an hour later we got a call from our agent that the waterproofing inspector wouldn't pass the house :( We knew when we put the offer in that the basement was wet, but we were able to tell that they were easy fixes. The seller installed/fixed gutters around the house as part of our inspection agreement and the basement hasn't leaked since. The waterproofing inspector apparently wanted to be sure and now our poor seller is having to put at least 9k into digging out completely around the house and then waterproofing the basement.

I'm glad that this is a relatively easy fix (and we will be guaranteed a dry basement for free!), but:

1-It sucks that our closing is pushed back at least a week, possibly 2, from this Tuesday (8/11) until the one after or later,


2-I feel horrible for our seller. He is selling his (deceased) father's house and having to put all of this money into it. His brothers are technically selling also, but they live out of town and the local one is responsible for all of the upkeep and making sure this all happens. They will still make money from the house, but definitely not as much as they were thinking I guess.

Oh well... at least we didn''t have to be out of our apartment right away.
